Parkin is the leading paid public parking operator in Dubai. Now, it has announced a significant project in Dubai Sports City. However, the operator has signed a 10-year management project that will deliver 3,100 new parking spaces.
The project is created to improve accessibility and mobility in one of the busiest lifestyle hubs in Dubai. However, it is going to start the construction in Q4 2025. Moreover, it is scheduled for completion by the end of 2026.
Phased Construction and Operations
The parking development is going to be rolled out in phases. We have mentioned the details related to this development below:
- October 2025: Work begins on the paved category, covering 900 spaces. However, it is expected to be completed in December 2025. Moreover, these spaces will become operational immediately.
- January 2026 – Q4 2026: Development of the unpaved and unsurfaced categories, which will add 2,200 spaces to the portfolio.
After completion, Parkin is going to be responsible for the ongoing maintenance of parking areas, roads, and footpaths. Hence, this move will ensure the long-term service quality.
Parking Tariff and Customer Options
The spaces will operate from Monday to Saturday from 8 am to 10 pm. Moreover, the following are the tariff structures for these spaces:
- Dh2 per hour
- Dh20 full-day rate
- Dh2,800 annual seasonal card
The pricing models will stay fixed for the first three years. However, it is expected that there would be an adjustment in the pricing structure after that period.
Financial Outlook and Investment
The project is a significant investment for Parkin, as it has an estimated capital expenditure of Dh18 million to Dh20 million. Moreover, the company projects revenue between Dh40 million and Dh50 million over the 10-year period.
The revenue model has been structured to allow full recovery of the initial investment during the early years of the contract, as Parkin is directly funding the project. Moreover, it is important to note that maintenance costs are expected to stay minimal throughout the agreement.
