The UAE real estate developers are making efforts to attract British Investors. So, it is taking advantage of the weaker dirham that has made property in the Emirates significantly cheaper for pound holders.
British Buyers Gain from Currency Advantage and Weaker Dirhams
The UAE dirhams, pegged to the US dollar, have lost around 8 percent against the British pound since January 2025. Hence, this shift has created a window of opportunity for UK investors to secure premium properties in Dubai and Abu Dhabi at affordable rates.
Danube Chairman Rizwan Sajan explained, “The currency makes a big difference”. Moreover, the Binghatti CEO, Muhammad Binghatti, noted an uptick in British interest in Dubai real estate as the Dirham weakened.
Developers Open London Sales Offices
Now, the leading UAE Developers like Binghatti, Danube, Aldar, Damac, and Sobha. Moreover, they have opened sales offices to directly target the UK buyers. In addition, some of them are using high-profile collaboration to appeal to the British investors.
So, some developers have introduced branded residences in collaboration with the Chelsea Football Club. Therefore, this strategy shows the broader trend of the UAE firms that are looking abroad, especially as the domestic property market is strong.
Surge in British Investment
According to UAE brokerage Betterhomes, British Investment in Dubai homes has surged 62 percent year-on-year in Q2 2025. So, the UK is becoming the top foreign property buyer group for the first time since 2023 by overtaking the Indian Nationals.
Property agents from CBRE and Knight Frank also shared growing demand from wealthy Londoners looking for alternatives abroad due to higher taxes on homes. Now, Dubai is standing with Monaco, Italy, and Switzerland as a top relocation destination.
UAE Developers Eye UK Property Market
Besides selling in the UK, the UAE Developers are also investing directly into the UK market. So, Aldar’s subsidiary London Square has already acquired 15 land sites and introduced six projects since 2023. Similarly, Damac, Aldar, and Modon have also started property development arms in the country.
Thus, it is going to benefit both sites. British investors will get access to the booming property sector in Dubai. On the other hand, wealthy Emiratis will take advantage of falling UK Property prices.
Looking Ahead
The UAE is becoming a magnet for British investors because of favorable currency dynamics, flexible payment plans, and luxury branding. Moreover, developers are expected to use the London Offices and a joint venture to support cross-border real estate relationships.
